Good to know
Photos are usually enough for an initial review of isolated potholes, small patches, and cracking. A site visit is normally needed when the damage covers a large area, when the base or drainage may be failing, when subsurface conditions are unclear, or when the work may involve milling, resurfacing, or grading changes.

Parking Lot Sealcoating
Sealcoat is a protective surface layer applied over asphalt that is still structurally sound. It slows oxidation and water intrusion and gives the lot a darker, uniform finish.
Pothole Repair
A pothole forms when water gets under the asphalt, weakens the base, and traffic breaks the surface apart. Left alone, it grows every time it rains.
Asphalt Patching
Patching replaces a defined section of damaged asphalt instead of filling a single hole. It is the usual fix for alligator cracking, sunken areas, and old repairs that have broken up.
Asphalt Crack Filling & Sealing
Cracks let water into the base under the asphalt. In Florida's heavy rain, that water softens the base and small cracks turn into potholes. Filling cracks early is one of the lower-cost ways to extend pavement life.
